Tanah lot yg aku beli sebenarnya ada beberapa masalah tapi aku tetap beli jugak sebab lokasi agak dekat dgn KL (30 minit ) dan dekat dgn rumah org tua. Antara masalah2 tanah ni ialah :-
1. kawasan banjir
2. air bertakung atas tanah
3. backhoe tak nak masuk sbb tanah sgt lembut

hari2 aku dok perati tanah ni tak penah kering habis walaupun dah tak hujan 2-3 hari. nak buat keje pon tak boleh sbb backhoe, lori simen payah nak masuk. aku upah juru ukur dari Buildtest Laboratory Sdn. Bhd. utk buat Mackintosh Test utk kaji keadaan tanah. Upah mereka agak berpatutan, RM400 utk 2 point ( 1 point RM100, transport RM200 ) . Tapi harga ni tak termasuk kiraan soil bearing capacity. aku duk melopong jelah tgh report diorang yg tak cukup sifat nih. Kitorang jumpa tanah yang berair ( suspek water table ) pada kedalaman 2-3 kaki. Hentakan mencapai 400 pada kedalaman 8 dan 12 kaki.

ericsson china hired many outsourced employees (OE) and these employees belong to a very few outsourcing companies (OC) appointed by ericsson china. in my opinion, they appointed very few so that these companies will not have competition. and those OE cannot switch to different OC since those OC already kawtim with each other (IMO, this will prevent OE to demand better salary. and also it is either you stay with low salary or out you go from the ericsson ecosystem) . and it is not easy to convert to ericsson employee. behind this operation, people have been gossipping about how ericsson managers set up an OC (or have a substantial shares in that co.) and these managers hires new recruit and assign them to his own OE. and there are many stories where ericsson hiring managers receive ‘gifts’ to ensure their new hire is assigned to respective OC. if you are wondering why these new hires kept on getting low salary, i think you know where does the money is being syphoned to. these OCs dont really care about their OE welfare because its not the OE who is giving them money but those ericsson managers are. china have 1.3 billion people, no issue to recycle the workforce.

As of now, several departments were closed down and the employees were given 2 options.
1. transfer to Sweden office
2. take the retrenchment route

Setelah membuat pilihan tanah lot utk dibeli, bermulalah proses pencarian khidmat guaman. Ada berapa cara utk membuat bayaran ke atas pembelian tanah lot:-

1. pinjaman bank – setakat ni sy cuma tahu CIMB boleh buat loan tapi cuma 70%. kalau staf gomen, mungkin pilihan lebih byk tapi sy bukan staf gomen.
2. byr cash

Sy buat keputusan utk buat pembelian dgn cash sbb tak perlu byr yuran guaman apabila buat pinjaman bank. Cuma bayar yuran guaman utk S&P dan duti setem sahaja.

Kos pembelian tanah lot mengunakan cash:-

1. yuran guaman – RM2300 (dpt diskaun sikit)
2. duti setem – RM3800
3. kos2 lain utk peguam – RM1270

Pada mulanya, ingat nk uruskan hal pindahmilik sendiri tanpa guna peguam sbb bayo riban2 semata mata utk sediakan dokumen S&P jer. Kalau ada legal issue, tetap kena keluar duit lagi nnt. Bila tanya peguam knp harga mcm ni, sbb kalau letak harga rendah nnt akan ada masalah bila Majlis Peguam audit. Lohhhh, semua ni alasan nak main harga, dan bila buat mcm ni market akan jadi tak kompetitif. Aku keje IT takde pulak istilah harga minimum.

Ini prosedur pindahmilik tanah lot :-
1. Pembeli menandatangani Perjanjian Jual Beli (SPA) & MOT
2. Penjual menandatangani Perjanjian Jual Beli
3. Pembeli bayar deposit 10% ke akaun peguam penjual
4. Peguam pembeli stamping SPA
5. Peguam pembeli menghantar salinan SPA dan MOT kepada peguam penjual
6. Peguam Penjual serahkan semula MOT yg telah disign dan dokumen2 ke Peguam Pembeli
7. Pembeli buat bayaran 90% baki harga jualan ke Peguam Penjual
8. Peguam Penjual release kan geran original kepada Peguam Pembeli
9. Peguam Pembeli adjudicate MOT dan Pembeli jelas kan segala baki bayaran guaman dan stamp duty.
10. Hantar permohonan pendaftaran pindahmilik geran (MOT) di pejabat tanah
11. Collection geran di pejabat tanah
12. Penyerahan geran asal dan salinan SPA asal ke Pembeli untuk simpanan pembeli (closed file)

aku mula byr deposit ke peguam pada 26 september dan bayaran terakhir ( baki yuran guaman dan duti setem ) pada 17 February, DEKAT 5 BULAN BARU SETEL?!?. padahal dlm s&p ada klausa yg menyatakan kena setel dlm masa 3 bulan.
